Since October 2008 Landlords of residential properties have been legally required to make an Energy Performance Certificate available to any prospective tenants before  marketing their property.


For homes  which are put on the market for sale, the legal requirement to have an EPC included within a home information pack has been since  December 2007.

Basically the certificate is to make prospective buyers and tenants aware of ways to reduce carbon emissions and fuel bills. Thus realistically making the property   a more attractive and sound investment!
